Buckhead Apartments -- Renting an Apartment in a Changing Community

Moving to Buckhead is a difficult task. Yet there are services available that can help make the transition simple. Also, Buckhead is on the move. This bustling area in metro Atlanta is known as an affluent community where culture, cuisine and class enjoy considerable esteem.

The Streets of Buckhead, a behemoth developmental project led by Atlanta commercial real estate pioneers Ben Carter is slated for completion in 2010. This massive development project is completely restructuring Buckhead Village, transforming it from a quaint community into a min-metropolis replete with high-rise office buildings, world-class hotels, fine dining restaurants and dozens of boutique shops and retail spaces. The Streets f Buckhead will encourages visitors to Atlanta and residents alike to share in one of the southeast’s best cities.

Buckhead’s economy, despite some struggles, remains vibrant. This mainly is due to its prosperous population, a demographic whose median household income extends past $100,000, where average homes sell in the $400,000 range. The Streets of Buckhead development promises to bring global interest and will generate millions of revenue dollars from tourism, entertainment and culture.

Commercial property is a hot topic in Buckhead. The Atlanta Journal Constitution recently ran an article about the situation.

About 2 million square feet of office space is under construction in Buckhead, which an unnamed commentator called “goofy” in an Urban Land Institute report released in November.

Grubb & Ellis says this year will be a poor one overall for the office market.

“Employment growth drives demand for office space and the labor market will be shrinking in 2009,” said Robert Bach, senior vice president and chief economist. “Government and health care will be among the few sectors with growing demand for office space.”

With so much development on the horizon it is easy to grow excited, and hopeful. Buckhead truly has good things in store for its future. It is also an exciting time to explore residential property. This takes time. It is important to immerse yourself in the community, learning the neighborhoods, the people, the parks and restaurants. All of this information will guide you as you narrow your selection for which home to buy, where to rent an apartment. Home prices are still expensive, despite the downturn in Atlanta’s real estate market. But it is an opportune time to rent, with thousands of apartments, in numerous neighborhoods, available for your perusal.

Buckhead Apartments -- Moving to Buckhead on a Budget

It is an admittedly difficult time to uproot and move into a new apartment. But with a simple game plan, you can make the transition and still have money in the bank.

This article provides advice on how move to Buckhead, GA, without spending too much money or making poor decisions. It is designed to help young or first time apartment renters save money and find an ideal place to live. Buckhead is a popular, expensive section of Atlanta. It has numerous restaurants, bars, condos and multimillion-dollar homes. But it also has apartments. And with the economy at a low point, it is becoming more difficult to find an apartment that is affordable, comfortable and attractive.

Renters will benefit from research and conservatism. First, in order to move, you need to save money. No matter how frugal you aspire to be, moving costs money. Apartment leases often require first and last month security deposits, as well as various other fees that the landlord might present. And then there is the question of actually moving your stuff. Of course it is more convenient to hire movers, but if you're trying to save money it might be a better idea to do it yourself. You can find boxes for free at grocery stores, liquor stores, and restaurants. If you'd prefer a bigger, cleaner box, you can go to the nearest moving company, where boxes are often for sale.

Saving money and being frugal is a personal challenge. It is up to you to budget your income and understand what you can spend and where. That's half the battle of moving. The other is finding your Buckhead apartment.

Using Web sites is a good place to start Craigslist and local newspapers list hundreds of properties available for rent. You can also Twitter and ask people in the community if they know of any places available to rent. Or you can work with rental service companies. Some of these companies charge a fee; others do not.

If you want to spare yourself the time and effort of an apartment search, there is a company in Atlanta that will work with you to narrow the search. You are paired with a local agent, a person who understands Buckhead and all that goes with it. Then you give the agent your information -- how much you can afford, where you would like to live, etc -- and he goes to work finding apartments. Once an apartment is identified, he makes contact and sets up a time to see the house. If you decided to rent the house and once the lease is signed, simply let the property manager know that you used the rental company's services. The rental company and the property management work together. This is how rental companies are paid. This keep the service free for the renter, a huge benefit when trying to move to Buckhead on a budget.

Buckhead Bars, Drinking in Atlanta’s Favorite Neighborhood

by Wendell Pierce

Some people say its drinking establishments define a neighborhood’s character. For Buckhead, GA, that character is hard to put your finger on, considering the sheer number of watering holes in the neighborhood.

Over 100 bars and nightclubs populate two and a half blocks in this fast-growing section of Atlanta. Some are traditional pubs, others glitzy nightclubs. There are sports bars, gay bars, wine bars, and sake bars.

The town of Buckhead, GA, only has a couple hundred official residents. But people also refer to the uptown district of Atlanta as Buckhead, and this area is home to over 100,000 residents. From the large groups that spill over from metropolitan Atlanta to the thousands of college students who crowd its streets, Buckhead has a place in the heart, and liver, of many bar enthusiasts.

In fact, Buckhead supposedly earned its name from Henry Irby, a local tavern owner who killed a large buck deer and used the head as taxidermy.

When the local tavern is in your blood and history, it's hard to ignore. And if you have a population that is thirsty for entertainment and nightlife, you have a neighborhood with an outsize number of bar patrons, each of whom contributes to the healthy job market, real estate trends, and quality of living.

Buckhead Apartments -- Moving made Easy

by Jim Nicolas

I came to Buckhead with stars in my eyes. I wanted to be in the heart of Atlanta, with all its offerings at my fingertips. I wanted to become immersed in the community quickly, and establish a routine that would set my new life in motion.

Many things are appealing in Buckhead. There are the restaurants and bars, the public parks and friendly residents. The pace of life is both riveting and relaxed, so it's up to you how you want to experience your time.

But Buckhead presented transitional challenges. It was an exciting place to call home; it was an opportunity to meet new people and experience new things. But Buckhead was also filled with challenges.  These challenges are part of moving. Sure, it was important to meet new people, to find a great apartment. But I was only focusing on the end result. And the process of meeting those people -- where and how I would meet them -- and the process of securing my new apartment -- how and where I would find it -- was lost on me.

Fortunately, both of my concerns solved themselves one night. I went out for a beer after work. I was sitting at the bar, searching for apartments on my laptop, when a couple of guys came in. They were about my age and had their ties loosened. They too had just left work. Before I arrived in Buckhead, I purchased a new Apple laptop. I could see one of the guys eyeing it. After a minute, he asked me how I liked it. I told it him it a great investment and started showing him all of my computer's special applications. His name was Jim and we started talking. Then I told him my apartment dilemma. He said the best way to find an apartment in Buckhead was to work with a company called ProMove.

ProMove, Jim explained, was a rental service company that helped renters secure an apartment. But beyond providing listings and prices, ProMove's area experts worked directly with their clients. They shared their knowledge about neighborhoods. They narrowed the search by focusing on your budget, where you want to live, and special circumstances that might exist. And they did it for free.

Free. Now that was an attractive word. I typed in ProMove and within minutes understood they were my best bet. They hundreds of listings, with photographs and information about neighborhoods and the people that live nearby. They kept their services free by working with property managers. When I eventually found my apartments, I would sign the lease and let the property manager know that I had worked with ProMove. The manager then paid ProMove.

It was less than a week. I worked with ProMove and found an apartment in Buckhead. I felt confident because I liked and understood the neighborhood. I knew I could afford the place. And it was close to my work. I was grateful for the help, of course. And I was anxious to set my new routine in motion. One thing, I thought, was complete. I had my own place. Then I went back to that same bar, where I had met Jim. When he and his coworkers arrived, I thanked Jim for recommending ProMove. I bought him a beer and began what is now a strong friendship.

Buckhead Apartments -- Keeping Optimistic in Troubling Times

by Tom McMahon

The news is not good. In fact, it's down right frightening. Hundreds of thousands of job losses. Foreclosures abound. Retirement finds slashed and health care unattainable. We've been hearing it for months now. The great recession on 2009. It is very real. But there is hype and there is reality. The numbers do not lie. The stories are true. But there is still reason for optimism.

Is this a radical or naive idea? I don't think so. Despite the gloom of the economy, opportunity persists. So I suggest subscribing to a fresh way of thinking: Optimism.

Optimism, when it is grounded, is one of the strongest ways to overcome obstacles. By thinking positively about your life, by making decisions you will later appreciate, you pave a path to success. Even in hard times.

If you look at things closely, the great recession, despite its aggression and scope, is still manageable. This is a powerful weapon. We can shape our futures if we act with intelligence, bravery and loyalty. These are the principles on which success stands. Not the greed and scouring that got us where we are today.

Look at the major cities in the United States. Many of them are suffering. But they will prevail. Why? Because it doesn't matter how many bad businesses there are; it doesn't matter how many criminals pass us on the street. In the end trustworthy citizens and reputable businesses surround us more. You must focus on this.

If you have a secure job, you are ahead of the game. Most people today are concerned they will be laid off. But if you are securely employed, living in a city still offers many pleasures and cultural amenities.

For those who are trying to move, there is another advantage. Renting prices are either lower than they have been in years -- a number that reflects the current wage and employment levels -- or even lower. For the sake of argument, let's look at Atlanta.

Atlanta five years ago was in the midst of a tremendous boom. The real estate market, coupled with job growth and a population surge, brought the city wealth and notoriety. Now it is struggling. But from that struggle comes opportunity. Remember, optimism.

Take advantage of the bad economy by finding an apartment you once may not have been able to afford. It is possible. A recent search of Atlanta apartments yielded numerous lofts, condos and luxury apartments available to rent for an affordable monthly cost. In connection to these trends, many rental service companies are offering very attractive deals.

Renters can now use ProMove -- an Atlanta-based rental service company -- to find their next apartment. ProMove works with renters to narrow their apartment search. A local expert guides you on which neighborhood best suits your needs, what type of apartments are available, and how much they cost. It is like snapshot of all of your choices. A snapshot that focuses on the best opportunity.

ProMove does all this. And they do it for free. They work with property managers in order to ensure their free service. It is a simple, effective way to find your next apartment, like having a good friend do all the work for you and not having to pay them back.

At any rate, this is only one of the many possible opportunities out there. Atlanta is a large city trying to steady its economy. If you look closely, there is reason for optimism. In time, stability and growth will return. The phoenix rises from the ashes. Optimism encourages it to fly.
